ALABAMA CONTRACTOR LICENSING

Anyone supervising any residential or commercial construction project in the state of Alabama in excess of $10,000 or $50,000, respectively, must possess a current contractor’s license. In addition to the broader classification of Building Construction Contractor, the state issues licenses for AL Home Builders and for AL Building Construction under Four Stories (BCU4).

A licensed Alabama Building Contraction Contractor may engage in, or propose to engage in, the construction of commercial and residential buildings without limitations to size.

PROFILE OF AN ALABAMA BUILDING CONTRACTOR UNDER FOUR STORIES

Perhaps the most significant thing to understand is that this classification does not include residential construction. The license is required for projects valued at $50,000 or more and licensees may construct or modify the structure of any building that does not exceed three stories and 50 feet in height. However, the license holder may also work on buildings in excess of four stories, as long as they are operating under the direct supervision of a licensed Commercial General Building Contractor.

PROFILE OF A HOME BUILDER IN ALABAMA

A Home Builder in Alabama may be defined as “One who constructs or offers to construct a residential building less than four stories in height, containing no more than four separate residences, and costing in excess of $10,000.” However, the State of Alabama offers two types of Home Builder’s License – Limited and Unlimited.

  • A Limited Licensee is an individual who specializes in a single construction trade and whose work does not affect the structural integrity of the residence.
  • An Unlimited Licensee may be an individual, a partnership, corporation, Limited Liability Company or non-profit organization. This contractor may operate without limitation within the parameters of the definition of Home Builder.
