GEORGIA CONTRACTOR lICENSING

Contractor licensing is relatively new in the state of Georgia. Prior to 2008, according to one highly-regarded contractor, “All you needed was a $25 business license, a tool belt and a hammer.” Licensing is currently required to work on any project of any kind that exceeds $2,500. In addition, the state is going to require proof that a candidate for a license is well-qualified with education and experience. There are three basic categories of contractors in Georgia. They are Residential-Basic, Residential-Light Commercial and Building Construction Contractor. The process for obtaining licensing for any of these classifications is relatively stringent. In addition to passing the relevant contractors’ exam, applicants are also required to pass the Georgia Business and Law exam. All applicants must be a minimum of 21 years of age.

PROFILE OF A BUILDING CONSTRUCTION CONTRACTOR IN GEORGIA (NASCLA)

The scope of work for a General Contractor is unlimited, except that the license excludes HVAC, Plumbing, Electrical, or Utility work. The continuing education requirement increases to eight hours annually.

PROFILE OF A RESIDENTIAL-LIGHT COMMERCIAL CONTRACTOR IN GEORGIA

A Residential-Light Commercial Contractor’s permitted scope of work expands to include multi-family residential and multi-use light commercial buildings less than four stories and 25,000 interior square feet. Work may include erection of pre-engineered steel buildings up to 50,000 square feet. Licensees are required to take a minimum of six hours of continuing education annually.

PROFILE OF A RESIDENTIAL-BASIC BUILDER IN GEORGIA

A licensed residential contractor’s scope of work is limited to one and two-family detached residences and one-family town homes up to three stories, including any out-buildings on the same property. All Residential-Basic contractors are required to complete a minimum of three hours of continuing education annually.
